Drainage installation and repair, from first inspection to as-built

Most drainage problems on commercial sites get passed between vendors. One company cleans, another inspects, a third repairs, and nobody owns the result. We handle the whole job. We inspect the system, find the real cause, repair what is broken and install new structures, storm pipe and exfiltration trenches when the property needs more capacity. Every job is reviewed by our Florida-licensed PE and checked against your engineer's plans, elevations and inverts. When the work is done, you get CCTV video where specs require it, photos and as-built information that engineers, boards and agencies can use. We serve HOAs, condos, plazas, general contractors and public owners across Broward, Miami-Dade and Palm Beach.

Our drainage services

Drainage inspections & CCTV assessment

Good repairs start with a good inspection. We open every structure, measure sediment, check grates, frames and walls, and run a camera through the pipes that matter. CCTV shows cracks, offset joints, sags, roots and soil coming in, with each defect located by distance so it can be fixed without guesswork.

We use inspections for pre-purchase due diligence, pre-CO checks, post-construction acceptance and 5-year recertification support. Findings are PE-reviewed, and you get a written defect report with photos and video that your engineer or board can act on. Learn more about our CCTV pipe inspection.

When you need it: Before buying a property, before a CO, at post-construction acceptance, or ahead of your 5-year drainage recertification.

Storm drain spot (point) repairs

Most damaged storm systems do not need full replacement. A spot repair fixes the bad section and leaves the good pipe alone. We repair cracked and offset joints, collapsed sections and the gaps where soil washes into the pipe and causes sinkholes or settlement around structures.

We also rebuild structure throats, risers and aprons, and reset frames and grates to grade. Repair options include excavate-and-replace, a sectional or point liner installed from inside the pipe, and joint grouting to seal leaks. We pick the method based on the defect, depth, pavement and access, and explain the tradeoffs in the scope.

When you need it: When CCTV finds a cracked or offset joint, a short collapsed section, or ground sinking around a catch basin. See also our storm drain repairs page.

New construction drainage

We install the structures that make up a commercial drainage system: catch basins, curb and grate inlets, manholes, junction boxes, control structures and weirs, and baffle boxes or other pollution control structures. Each one is set to the plan elevations and inverts so water moves the way the engineer designed it.

On new construction we coordinate with the general contractor, paving and curb crews so structures, rims and grades line up with the finished surface. We keep the schedule moving and provide the documentation needed at inspection and closeout.

When you need it: New buildings, parking lot expansions, site redevelopments, or adding inlets where an existing lot floods.

Storm pipe installation

We install the pipe the engineer specifies. Reinforced concrete pipe (RCP) is common under roads and heavy loads. HDPE is light and flexible and common in parking lots and private systems. PVC is often used for smaller lines and connections.

Pipe only performs if it is set right. We prepare the bedding, lay pipe to line and grade, and place and compact backfill in lifts to the specs. Where the specs require it, we run post-install CCTV or laser profiling to confirm the pipe is straight, round and free of defects before paving goes down.

When you need it: New site drainage, pipe replacement after a failed inspection, or connecting new structures to an existing system.

Exfiltration trench (commercial French drain) installation

An exfiltration trench is perforated pipe laid in washed rock and wrapped in filter fabric. Water leaves the pipe, passes through the rock and soaks into the ground. Commercial trenches are sized from the engineer's design and percolation testing, so length, width, depth and rock are set by the plans.

This is different from a residential French drain, which is usually a small trench that moves water away from a house. A commercial trench is part of a permitted stormwater system and is inspected as one. On some sites trenches work alongside drainage wells, and we build to the layout the engineer shows.

When you need it: New sites with exfiltration in the permit, or trenches that have failed and must be rebuilt. For upkeep of existing trenches, see exfiltration trench cleaning.

Why a PE on staff matters

Drainage work only counts if it matches the plan. Our Florida-licensed PE reviews our work against the engineer of record's plans, elevations and inverts, so structures sit at the right height and pipe runs at the right slope. When something in the field does not match the drawings, we flag it early and coordinate with your engineer instead of guessing.

The result is PE-reviewed work and documentation that engineers and agencies accept: clear photos, CCTV video, measurements and as-built information. Signed and sealed certifications are provided where applicable, such as recertification reports. That saves you a second firm and a second site visit.

Built to the requirements South Florida agencies use

South Florida drainage is regulated at several levels. We build to the permit conditions and coordinate with your engineer of record and general contractor. Depending on the project, that can include:

  • FDOT Standard Plans and Specifications for structures, pipe and backfill where the plans call for them.
  • SFWMD Environmental Resource Permit (ERP) conditions for the stormwater system's design and operation.
  • Broward County Surface Water Management License requirements for properties in Broward.
  • Miami-Dade DERM conditions for drainage work in Miami-Dade County.
  • Municipal and drainage district rules that apply to the property.
  • NPDES and SWPPP practices including inlet protection and turbidity control during construction.
  • Dewatering and trench safety for excavations, set up before anyone works in a trench.
  • Sunshine 811 locates before every dig.

Our process

  1. 1. Site visit and CCTV

We walk the property, open structures, check grades and flow paths, and run CCTV where pipe condition matters. If you have plans, permits or past reports, we review them first.

  2. 2. PE review and written scope

Our Florida-licensed PE reviews the findings against the drainage plans. You get a written scope that says what we found, what we recommend and why.

  3. 3. Fixed-scope proposal

You receive a fixed-scope proposal with materials, quantities, restoration, traffic control and schedule spelled out, so the board or owner can approve it with confidence.

  4. 4. Scheduling around tenants and traffic

We plan the phases, MOT, night or weekend work and resident notices so the property keeps operating while we work.

  5. 5. Installation or repair

Our crew completes the work to the plans and permit conditions, with inlet protection, dewatering and trench safety in place. Paving and curb restoration are coordinated as part of the scope.

  6. 6. CCTV verification and as-built package

We verify new or repaired pipe with CCTV where specs require it, then deliver photos, video and as-built information for your engineer, board or agency file.

Common drainage problems we fix

Parking lot ponding and flooding

Water that sits for hours after rain usually points to blocked pipe, a failed trench, wrong grades or too few inlets. We find which one before anyone digs.

Sinkholes or settlement at catch basins

Soil washing into a cracked pipe or open joint. We locate the leak, seal or replace the section, then rebuild the base and pavement.

Slow-draining structures after rain

Often sediment, roots or a sag in the pipe. CCTV shows whether cleaning will do or a repair is needed.

Failed recertification items

Damaged structures, missing grates or deficient pipe noted in a 5-year report. We repair the listed items and document the fix for your engineer.

Root and sediment intrusion

Roots and soil enter through joints and cracks. We clear the line and seal the entry points with grouting, a point liner or a repair.

Broken grates and frames

Cracked or rocking grates are a trip and tire hazard. We reset frames and replace grates to match load rating and size.

Outfall washouts

Erosion at pipe outfalls undermines headwalls and banks. We rebuild the outfall area and add protection the plans call for.

Who we work with

HOAs & condos

Clear written scopes your board can vote on, resident notices, phased work around entrances and parking, and documentation for the association's records and future recertifications.

Property managers

One vendor for inspection, repair and installation, with photo reports you can forward to owners. COI on request and fast answers when a resident reports a sinkhole or flooding.

Commercial plazas & retail

Night and weekend work, MOT, and phasing that keeps storefronts open and parking available. Work is scoped to keep the lot draining before the next heavy rain.

Developers & general contractors

Subcontract drainage scope built to plan: structures, storm pipe and exfiltration trench. We handle submittals and coordinate with your schedule, paving and curb crews.

Municipalities

Insured and bonded crew, COI provided, and the documentation public owners expect, including CCTV and as-built information for acceptance.

What affects the cost

Every installation and repair is priced from the site and the plans, so we do not publish one number. These are the things that move the price most:

  • Pipe diameter, depth and material
  • Number and type of structures
  • Dewatering needs and groundwater level
  • Paving, curb and landscape restoration
  • Maintenance of traffic (MOT) and phasing
  • Permitting and inspection requirements
  • Night or weekend work

You get a written, fixed-scope proposal before work starts. For maintenance pricing, see our storm drain cleaning cost guide.

FAQ

Frequently asked questions

Do you install new storm drains and catch basins, or only clean them?
We do both. Our crew installs new catch basins, inlets, manholes, junction boxes, control structures, storm pipe and exfiltration trenches. We also inspect, repair and clean existing systems. One crew can take a property from the first inspection to the final as-built.
What's the difference between an exfiltration trench and a French drain?
Both use perforated pipe in washed rock wrapped in filter fabric. A residential French drain is usually small and moves water away from a house or yard. A commercial exfiltration trench is sized by the engineer from design storms and percolation testing. It is part of the permitted stormwater system and has to meet the plan dimensions and inspection rules.
Can a broken storm pipe be spot-repaired instead of replaced?
Often, yes. If CCTV shows the damage is limited to one joint or a short section, a point repair can fix it. Options include digging up and replacing the bad section, a sectional point liner, or joint grouting. If the pipe has many defects along its length, we will tell you when a full replacement makes more sense.
Why is there a sinkhole next to my catch basin?
The most common cause is soil washing into the drain through a cracked pipe, an open joint or a gap where the pipe meets the structure. Each rain carries more soil away until the ground above drops. Filling the hole does not fix it. The leak has to be found, usually with CCTV, and sealed or repaired first.
Do I need a permit for drainage work in Broward, Miami-Dade or Palm Beach?
Usually yes for new or altered drainage systems. Depending on the site, permits or approvals may involve the South Florida Water Management District, the county (such as Broward County surface water management or Miami-Dade DERM) and the city or drainage district. Simple repairs in kind may have different rules. We work within the permit conditions with your engineer of record. Your engineer or the agency can confirm what your specific project needs.
Which pipe do you use: RCP, HDPE or PVC?
We install whatever the engineer specifies. Reinforced concrete pipe (RCP) is common under roads and heavy traffic. HDPE is light, flexible and common for parking lots and private systems. PVC is often used for smaller diameters, roof drain connections and some trench work.
Can you work while our plaza or community stays open?
Yes. We phase the work so entrances, parking and tenant access stay open where possible. We can schedule night or weekend work and set up maintenance of traffic (MOT) to keep cars and people away from open trenches.
Do you provide as-builts and CCTV documentation for CO or recertification?
Yes. We provide photo documentation, CCTV video of new or repaired pipe where required, and as-built information your engineer can use for certificate of occupancy, acceptance or 5-year recertification packages. Signed and sealed certifications are provided where applicable.
Are you insured and bonded, and can you add us as additional insured?
Yes. We are insured and bonded, and our coverage meets or exceeds typical HOA, commercial and industrial vendor requirements. We can name your ownership entity or management company as additional insured. A COI is available on request.
How fast can you respond to a drainage emergency?
We answer 24/7. For flooding, a collapsed pipe or a sinkhole forming near a structure, call us and we will confirm crew availability and next steps. See our 24/7 emergency storm drain service page for what to do while you wait.
