Why manholes get ignored
They're flush with pavement, they're heavy to open, and they don't visibly overflow. Unlike a curb inlet, nobody photographs them for the board packet. So they sit. On the Broward and Miami-Dade properties we service, we regularly open manholes that haven't been touched since the original build. Twenty years of sediment builds a shelf inside the structure that constricts flow between the incoming and outgoing pipes.
Four signals it's time
- Upstream basin drains slow even after cleaning: the manhole downstream is the choke point.
- Visible sediment fan at the outfall: material is moving through the manhole and out, meaning it's already routed past the sump.
- Frame or lid is settling: the corbel is deteriorating and debris is falling in from above.
- 5-year recertification is coming: engineers pop manholes as a matter of course. A pre-clean saves a corrective callback.
What a manhole clean actually looks like
Traffic-safe setup (cones, arrow board on active drives), lid pulled with a hook, confined-space protocol if entry is needed, vactor removes accumulated sediment from the invert, walls hand-scraped if needed, and a CCTV drop to verify pipe conditions upstream and downstream. Documented with pre/post photos and a footage report you can file. Roughly 30 to 60 minutes per structure at the shallow end; complex or deep structures take longer.
Three signals it's not a cleaning job
Cracked corbel with exposed rebar. Missing benching or a collapsed invert. Root intrusion at a joint that's actively displacing pipe alignment. These need a repair or replacement scope from a insured and bonded crew, not a cleaning crew. The vactor still shows up first to give the engineer a clean picture to inspect.

Manhole cleaning runs similar to a mid-size catch basin. Our cleaning has a $1,500 job minimum covering up to 5 structures. Larger jobs are $130 to $275 per structure, subject to the minimum; heavy or treatment structures add $150 each. Standalone mobilization is $250, waived on maintenance plans.
